In commercial real estate

What goes wrong today.

  • Space decisions run on estimates

Floors, meeting rooms, and amenities are planned on badge data and surveys that miss how space is really used.

  • Buildings are busiest when nobody watches

After-hours access to closed floors and plant rooms is found on recordings, if anyone looks.

  • Loading bays and car parks see the near misses

Contractors, couriers, and reversing vehicles share docks and ramps, and incidents surface as claims.

Sealed evidence

Demo footage, annotated the way FloFrame does. Each card appears as its alert is raised.

    • Space & amenity use

Occupancy and time in use for floors, meeting areas, and amenities.

    • Visitor counts

Line counts at entrances and mall concourses, by hour and by zone.

    • After-hours intrusion

Movement on closed floors and in plant rooms, flagged with sealed evidence.

    • Loading-bay safety

People on foot kept clear of reversing vehicles in docks and service yards.

    • Contractor PPE

Hard hats and vests in plant rooms and fit-out areas where required.

    • Car parks

Occupancy, vehicle speed, and loitering across car-park levels.

    Rules

    Rules you would run.

Written in plain words, run on site, checked by a vision model before anyone is alerted.

    1. After hours

“Alert on movement on Level 7 between 22:00 and 06:00”

Then: SECURITY ALERTED · CLIP SEALED ✓

      Open in the Rule Playground
    2. Loading bays

“No person within 3 m of a reversing vehicle in the service yard”

Then: DOCK MARSHAL PAGED · NEAR MISS LOGGED

      Open in the Rule Playground
    3. Amenity use

“Log occupancy of the level 3 meeting floor every 15 minutes”

      Then: INSIGHTS UPDATED ✓

    Measure · Step 2 of 4

Every alert becomes a number you manage.

Proof that holds up with auditors.

The rules that apply to Commercial Real Estate, scored continuously from camera evidence, with a signed record anyone can verify.

    • GDPR

Video of people is personal data: you need a lawful basis, data minimization, retention limits, and a DPIA for systematic monitoring of workspaces.

    • EDPB Video Devices Guidelines

CCTV must be purpose-limited, signposted, and stored no longer than necessary, with documented access controls.

    • UK GDPR and Data Protection Act 2018

Video of identifiable people is personal data: you need a lawful basis, transparency, data minimisation and retention limits, and a DPIA before systematic monitoring of staff.

    • ICO guidance on monitoring workers

Monitoring must be necessary, proportionate and open: tell workers what you monitor and why, consult them, choose the least intrusive means, and avoid covert monitoring.

    • OSH Act general duty clause

Employers must keep the workplace free of recognised hazards likely to cause death or serious harm, on top of OSHA standards such as those for powered industrial trucks.

    • CCPA, as amended by the CPRA

Businesses above the thresholds must give notice at collection, limit use to the stated purposes, disclose retention and honour access and deletion requests, for employees as well as customers.

    What to change next.

The process map shows where the site takes its biggest risks, and when.

    1. Exclusion during lifts at the landing

Clear the landing crew while loads pass, where breaches repeat.

    2. A PPE station at the laydown gate

Hand out hi-vis where most missing-vest alerts start.

    Getting started

A pilot on the cameras you own.

Prove occupancy, amenity-use, and visitor counts, plus after-hours and loading-bay rules, in one building or mall.

    Scope

    • Entrances, lobbies, and mall concourses (visitor counts)
    • Floors, meeting areas, and amenities (occupancy and time in use)
    • Loading bays and service yards (people near reversing vehicles)
    • Plant rooms, closed floors, and car parks (after-hours movement and occupancy)

    We configure

    • Zones and counting lines per area, with opening hours and silent hours
    • Insights dashboards for space use and visitor counts, by hour and by zone
    • Routing to facilities management and security, through Teams, ServiceNow, or webhooks
    • Contractor PPE rules for plant rooms and fit-out areas where required

    You walk away with

    • Measured use of floors and amenities against booked or assumed use
    • Visitor counts by entrance and hour, compared week on week
    • After-hours alerts per building, and the share confirmed on review
    • Near misses in loading bays surfaced per week

    Questions

    Commercial Real Estate: common questions.

Is this a people-counting sensor in disguise?

It counts, and more: the same cameras measure occupancy and time in use, run safety and security rules, and keep sealed evidence. No new hardware goes on the camera side.

    Link to this question

Do you identify tenants or visitors?

No. Camnitive counts people anonymously and does not use face recognition. Bystanders are blurred on evidence copies.

    Link to this question

Can we use the data in tenant or leasing conversations?

Yes. Insights shows occupancy and amenity use by floor and hour, so space decisions rest on measured use.

    Link to this question

We manage a portfolio of buildings. Can we compare them?

Yes. FloFusion groups sites by organisation and region, and Insights and Home compare buildings on the same measures.

    Link to this question

    Where does the footage go?

Nowhere. It stays on site; FloFrame sends only alerts and chosen evidence, outbound on port 443. FloFusion is hosted by Camnitive, or deployed privately in your own cloud or data centre.
